The area above Foothill Dr is referred to by a few different names and has a few small neighborhoods within it. The area includes St Mary’s, “above the zoo”, and “by the H rock” neighborhoods.
Recently, the neighborhood was given a lift by the addition of 12.6 acres of land preserved in perpetuity for open space. In addition to open space the area has a lot going for it. It is minutes away from the University of Utah and 10 minutes to downtown. You can be to ski resorts in 30 minutes.
There are a lot of condos in the area with a concentration of condos right at the bottom of Emigration Canyon. Some notable buildings in the area are Canyon Crest and The Presidential Club. The Canyon Crest condos are the more affordable option with 1 bedrooms starting in the $100,000s. 1 Bedrooms at the Presidential Club start in the high $200,000s. The area above Foothill Dr also includes Carrigan Canyon. This is a secluded canyon with large lots and million dollar homes.

The Avenues is the neighborhood on the North end of the valley up on the hill. Everything north of South Temple and between A street and Virginia Street is considered the Avenues. The streets running north and south are named after the alphabet starting at A and going to U and then ending on Virginia. The streets running west to east are numbered 1-18 and are appropriately called 1st ave 2nd ave and so on.
The higher you go on the bench the newer the homes. The homes around the 3rd ave area are older with a lot of large Victorian homes. The homes around 18th ave and at the top of the hill are nice homes built in the last 20 years. And there is a mixture of everything in between with 70's contemporary homes thrown in to the balance.
The draw of the Avenues is the proximity to downtown and the unique homes within the neighborhood. The Avenues as some restored jewels that have charm and style that is difficult to match elsewhere in the City.
A drawback is many homes do not have garages and street parking seems to be the norm. Also, Little and Big Cottonwood Canyons are not as close as they are in other Salt Lake neighborhoods.

Capitol Hill is at the North end of the valley and gets its name from the Capitol Building that sits on top of the hill. For the purposes of this article, Capitol Hill is all homes East of 200 West, West of 200 East and North of North Temple. There are several neighborhoods within Capitol Hill; Marmalade on the west slope, Heber’s Bench on the south slope, Wasatch Springs to the north, and City Creek to the east.
Marmalade District is the neighborhood with the most history and personality. The homes are mostly Victorians and brick Bungalows that have been restored. The homes date back from the late 19th and early 20th century and they are some of the oldest homes in the valley. There are also a few new green condo developments on the west side of the district.
Capitol Hill has easy access to I-15 and downtown Salt Lake City. One drawback is that it is far from Little and Big Cottonwood Canyons so would not be ideal for people who like easy access to the mountains and skiing.

Emigration Canyon is one of the seven canyons that are a part of the Wasatch Mountains. The canyon has been developed with residential homes more than most canyons. About 1,000 people live in the canyon. It is a great place fore residents to live and for people to recreate.

Highlights of the Canyon
Highlights include a new 2.8 million dollar fire station. The station will help protect homes in the canyon. Also, a new planned master trail system has been approved by the city commission and is going to be real nice. It will help connect the Bonneville Shoreline with other trails in the area. Rumor has it that the trail will parallel the road but it is difficult to tell from the master plan map. Two restaurants worth mention are Ruths Diner and The Sun and Moon Cafe. Ruth's is a roadside dinner dating back from the 1930’s with a back patio to enjoy dinner or Sunday breakfast. The Sun and Moon cafe is a great place to enjoy the canyon and live music.
The Harvard Yale Area of Salt Lake is probably best known for its large mature trees. The area gets its name from the two streets that wind through the area; Harvard and Yale. This neighborhood has some of the most architecturally significant homes in the valley. Here you will find large homes with castle like appearances that impress and are not over the top. There are also Frank Loyd Wright style homes, bungalows, and tudors. Some of the best lots in the valley back a canyon or "gully” that gives the home privacy and seclusion.

Holladay residents like the area for its location close to downtown and close to the mountains. The area has large mature trees. This is unusual for the Salt Lake valley because when the pioneers got here in the 1800’s there were very few trees in the valley. Holladay is also known for its large lots and large homes.
The boundaries of Holladay are roughly 3900 south to 6000 south and everything above highland drive or about 1300 east. The City of Holladay was incorporated in 1999 in an effort by the residents to have more control over the development in the area. Some goals as listed on the City of Holladay’s website are:
- Make the central Holladay business area more pedestrian friendly
- Create biking and walking trails through the community
- Curtail downsizing of building lots
- Preserve and increase trees and other vegetation
- Require large parking areas to include landscaping

The neighborhoods surrounding liberty park are sometimes called the liberty park area. The park itself is a large park located east of downtown. The liberty park neighborhood is approximately 600 south to 1700 south and state street to 700 east. There are a lot of bungalows and older Victorians built in the early 1900’s. In recent years, a lot of the homes have been renovated and the area has experienced significant price appreciation.
The highlight of the area is the 100 acre park with a jogging path, volleyball courts, tennis courts, a lake, tracy aviary, wireless internet, playgrounds, and tall, old trees. The area also has lots of coffee shops and a few restaurants.

Mill Creek Township: Canyon Rim, Olympus Cove, Millcreek, and East Millcreek
The Mill Creek Township includes the Canyon Rim, Olympus Cove, Millcreek, and East Millcreek neighborhoods. (Each of these neighborhoods has its own community council and the links to each council's website is provided above.) The boundaries of the Millcreek township are difficult to describe since the township looks like a splatter on a map. Olympus Cove is located right at the base of Mt Olympus and is roughly 3300 south to 4500 south and everything east of 3500 east.
Canyon Rim sits between Tanner Park and 3300 South. Tanner Park is a 90 acre park where dogs are currently allowed off leash.
East Millcreek is similar to Canyon Rim with convenient shops and freeway access. The price range of homes is similar as well but goes up the further south you go.
Millcreek boundaries look like a golf ball on a tee. Because of the irregular boundary lines, there is a wide variety of homes in this area. This is a great place to find an affordable home in the valley. Highland Drive, St Mark’s Hospital, and the Iceberg (place famous for its shakes) are located in this District. Murray use to have a smelter with large smoke stacks. Now it has Intermountain Medical Center, a $560 million mega-hospital on 100 acres. And Inverness Square, a 119-unit townhouse development with a wicked fast internet connection and walking distance to the hospital and Trax.

Rose Park
Rose Park, is located in the North West corner of the valley, North of 600 North and West of I-15. Rumor has it that Rose Park gets its name from all the beautiful Roses that use to grow in the are but I can not verify that.
The majority of homes in Rose Park are 1950's brick bungalows. The streets of Rosepark are similar to other older neighborhoods in Salt Lake with mature trees.

Sugar House is likely Salt Lake's most popular neighborhood. For the purposes of this article, the boundaries of Sugar House go from 1300 South to 2700 South and 700 East to 2000 East.
Sugar House has a lot of 1950's style bungalows that have been updated. The highlights of Sugar House are the many coffee shops, small local businesses, the tree lined streets, and Sugar House Park. Sugar House is one place in Salt Lake City where living without a car might be a possibility because the amount of bus lines and stores in the area. It is close to downtown, the University of Utah, Westminster, and about 15 minutes to Little Cottonwood and Big Cottonwood Canyons.

West Valley City is located just west of Salt Lake City and is about 10-20 minutes from downtown Salt Lake City. West Valley is a young city. It saw most of its growth after WWII and was incorporated in 1980. The majority of homes were built in the 70’s, 80’s, and 90’s. This is a great place to find affordable homes in the valley. Highlights of West valley include the E center, Usana Amphitheatre, StoneBridge Golf Course, and the different pho restaurants in the area.
